This short video describes a situation we were in recently when a bathroom the listing agent called "High Quality Jetted tub update" almost became a nightmare for our buyer.

And, quite possibly will be come a nightmare to the next buyer for the house.

Quality bathroom update with jetted tub may be a nightmare for some home buyer.

We recently had a transaction where the home inspector found a major defect and the buyer jumped out of the purchase. Of course one of our jobs in helping buyers is to make sure we limit the risk with the earnest money deposit, and in fact in this transaction the earnest money was returned in full to our buyer.
-So the only cost for the buyer was the home inspection and their time.
-But, the next buyer probably won't be as lucky. See the defect the inspector found was just a small piece of a potentially much larger problem. And based on the listing agent's response to the problem we identified, it sounds likely that the seller will not disclose the problem to future buyers and may in fact just make an effort to cover up the problem.
-Here is some additional background:
-Bathroom tubs come in a variety of designs. In general a tub is either a recessed tub, where there are walls on three sides, or a platform tub, where the tub drops down into a platform and the tub itself doesn't actually have any sides.
In the subject house the home owner who did the bathroom remodel apparently used a platform type jetted tub up against three walls.
-Here is where the details become important:
-Most people shower in a recessed tub and the walls normally come down into the side of the tub. That is why there is a lip on the sides where the walls are on all recessed tubs.
-Since this home owner used a platform type tub there are no lips to direct the water into the tub. And consequently when water comes down the wall it can go down into the tub or flow the other direction into the wall.
-And that is what was happening at this home. Whenever the shower was used the water went right into the wall and the wood structure that supported the wall and tub was completely rotted. And the work was only 4 years old.
-This is a very expensive repair and would likely involve a carpenter, a plumber, and a tile contractor. It could easily cost North of $10,000 to remove all the rotted lumber and reinstall a correct tub properly.
-I had only heard of this type of construction defect once before but the inspector had seen it a number of times.
-The bottom line, you want a real estate company who is working for you and you want a good inspector who knows what to look for.
