In this video, I highlight how to properly calculate NNN charges.

NNN charges are usually advertised as a price per square foot and it constitutes your pro-rata share of property taxes, insurance, and general maintenance on the property.

Once you have that number, you multiply it by your rentable SF to get an annual charge for NNN expenses.

As an example, let's imagine you're looking to rent a 2,000 SF space with net charges of $3 PSF.

The calculation would be as follows:

2,000 SF * $3 PSF = $6,000 in yearly NNN charges

$6,000/ 12 months = $500 per month in NNN charges
